Both Buyers And Sellers-
Communication– this is one area I especially excel in. I understand that this is one of the most important parts of the transaction and key components to a smooth transaction.
Negotiation– as a fiduciary to my client I am always in your corner. I will do everything I can do get you the absolute best deal
Contracts– I do my very best to explain things as thoroughly as possible when you are signing any contracts and am always happy to answer any questions. I always write them to protect my client to the best of my abilities. However I am not a lawyer and con not practice law, this means I can not change anything outside of the blanks in our contracts. If you are ever concerned about the repercussions I always advise you speak with a lawyer.
Confidentiality- Anything we discuss stays confidential between us. Whether you’re a buyer or seller, the information exchanged is confidential. I’ve even gone as far as confidentiality agreements being signed and I’m more than willing to do that for any of my clients who request it.
Marketing– This one applies to sellers. I hire a professional photographer for every listing no matter the price point. I will pay for any media that I feel necessary and that show off the feature of a home. Some of the things I do outside of photography is drone footage, video, Property websites, and listing syndication to every real estate website including Zillow, trulia, homes.com, realtor.com just no name a few.
Pricing– One of the most important parts of selling a home in a timely manner. I will pull comparables and put together what is called a comparative market analysis. This will show what homes comparable to yours have sold for recently in the market. This will help us price the home right so that it doesn’t sit on the market longer than it needs to. Ideally we try and get you home sold in 30 days or less, sometimes this varies and when we pull a comparative market analysis this will show us how long homes have been sitting on average.
Relationships-I have great relationships with other agents not only within my broker, but with agents in different brokers in the area as well. I’m always attending weekly Realtor events. The advantage to my sellers on this is that I will be marketing your property even before it goes on the market. This is a great way to find a buyer without the hassle of a bunch of showings.
ABR Designation– I am an Accredited Buyer Representative. This is a designation given to me from NAR(national association of realtors) that means I have been through an extensive amount of training in representing buyers. I’ve also had to sell quite a few homes in order to receive this designation.
Relationships– I have great relationships with other agents not only within my broker, but with agents in different brokers in the area as well. I’m always attending weekly Realtor events. The advantage to my buyers on this is that I get a heads up on pocket listings as well as express your need incase any agents are about to list something that may match them, or may have something off market. In a hot market this is a big advantage, almost a necessity if you want to get in a home.
Showings– Most showings will typically take place during the evenings, weekends, or your days off. I always accommodate to my clients needs and am always happy to do so. When showing properties I do my best to provide as much information about the property that I can. This usually consists of Property Buyer Reports, Disclosures, Tax information, Surveys, and School Districts just to name a few.
